The crew

One builder.
Every sheet.

HKS Builders, LLC is a residential builder in Mapleton, Utah, working the full four-sheet set: single-family and multifamily general contracting on owners' land, for-sale and merchant building on our own land, and the remodel-restoration sheet — additions, renovations, fire and flood restoration, handyman work, porches and sunrooms.

The office sits at 167 N Clegg Canyon Dr, Mapleton, Utah 84664. This website is our scope sheet — it describes what we build. It is not a bid, not a contract, not a set of plans, and not a payment portal.

Contracts come first

Every engagement is governed by a written, signed construction agreement with its own scope, schedule and draw terms. A conversation through this site starts the conversation — it signs nothing.

GC and for-sale are different work

Building on an owner's land under contract (Sheets A-101/A-102) is a different relationship than building on our own land for sale (Sheet A-103). The distinctions on the sheets are real and we keep them.

Verify before you pay

Draw requests, lien releases and change orders are verified by phone at a number you already have. We never email new wire instructions out of the blue.

Asked on site

Before the first stake.

Is this website a bid or a contract?
No. It is a scope sheet showing what we are licensed to build. Every engagement is priced and governed by a written, signed construction agreement.
What's the difference between a general contractor and a for-sale builder?
A general contractor builds on the owner's land under contract (Sheets A-101, A-102). A for-sale or merchant builder builds on its own land and sells the finished home (Sheet A-103). We do both — under separate agreements.
Do "custom builders (except for-sale)" details mean we can't get a custom home?
Those details cover building a custom home on the customer's land. If we build a custom home on our own land for sale, that's the for-sale scope on Sheet A-103 (D-047, D-048) — a different contract structure.
Can you build on land we already own?
Yes — D-020 covers single-family homes built on land owned by others, and Sheet A-104 covers additions and renovations to homes you already live in.
Do you handle insurance restoration after fire or flood?
D-088 and D-089 cover fire and flood restoration as general contractors for both single-family and multifamily buildings. Restoration work runs through its own scope and your carrier's process.
How do we start?
Send a plan request through the contact page, email hello.t.osborne@hrsclea.shop, or call +1 (276) 930-7502. We schedule a walk, then issue a written proposal.
